Bigger Isn’t Always Better

When it comes to designing your ADU, bigger is not always better. The best ADU is one that seamlessly integrates with your lifestyle and lot size while maximizing functionality. At Inspired ADUs, we focus on creating spaces that enhance your home without overwhelming it.

Local planning codes play a significant role in determining ADU size, so before starting your project, ask yourself:

Once you’ve considered these factors, it’s time to determine the best type of ADU for your property.

A well-designed ADU isn’t about size—it’s about fit. The most successful ADUs are those that complement your lifestyle, suit your lot, and work hard in every square foot.

Detached, Attached, or Existing Space? Choosing the Right ADU for You

Detached ADUs: A Private Retreat

Detached ADUs are the most popular choice for homeowners. Since they are separate structures, they don’t interfere with your main house, eliminating the need for structural upgrades. These free-standing cottages provide excellent privacy for both the primary home and ADU occupants while allowing maximum flexibility in design and placement.

Construction Type: New constructionPlacement: Separate from primary residenceProduct Options: Custom design, panel kit or prefab

Pros: No impact on main home, unlimited design choices ✖ Cons: Can be more expensive and take longer to build

Attached ADUs: Expanding Your Home

If you have unused space in your main house, an attached ADU might be the ideal solution. By incorporating existing square footage with newly constructed space, you can maximize what you already have while adding functional living areas. Keep in mind that some homes may require structural and building code upgrades, though this isn’t always the case.

For even more flexibility, consider a Junior ADU (JADU). These compact units must be within the existing footprint of the home and include a separate exterior entrance and kitchenette, but they can legally share a bathroom with the main house.

Construction Type: Addition/renovation
Placement: Attached to primary residence
Product Options: Custom design

Pros: Maximizes existing space, cost-effective ✖ Cons: May require structural upgrades

Existing Space Conversions: Maximizing What You Already Have

Garage Conversions – Transforming a garage into an ADU is a great way to repurpose space, and in many areas, homeowners are no longer required to replace lost parking. However, garages often require significant structural upgrades, especially if you plan to build an ADU above the garage.

Attic/Basement Conversions – If your home has an attic or basement with sufficient ceiling height (at least 7’6”), these spaces can be converted into cost-effective ADUs. However, if structural modifications are needed—such as excavating a basement or raising the house—costs can increase significantly. Fire separation requirements may also apply.

Construction Type: Renovation
Placement: Repurposed portion of the primary residence
Product Options: Custom design

Pros: Faster turnaround, often more affordable ✖ Cons: May require fire separations and structural modifications
